LEASE TRANSFER DETAILS:
The unit is for a lease transfer. The contract is already renewed for a full 12-month term, from July 1, 2026, to June 30, 2027.
The monthly rent of $1,522 includes the base rent of $1,372 plus a $150 extra covering the appliances (fridge, stove, dishwasher, washer, dryer) and a Wi-Fi Internet connection (speed up to 60 Mbps). Electricity and heating remain the tenant's responsibility.
Possibility for the future tenant to purchase all of the current tenant's furniture (bed, mattress, sofa, dining table, chairs, desk, etc.) for a 100% turnkey setup.
RENTAL CONDITIONS AND BUILDING RULES:
Any promise to lease is conditional upon a background and credit check, to the full satisfaction of the lessor.
The transfer is subject to the formal approval of the administration (Appartements Gare Viger).
The tenant must maintain and provide, prior to occupancy, proof of valid home insurance including civil liability coverage of a minimum of $2,000,000 for the entire duration of the lease.
Short-term rentals or sublets (e.g., Airbnb) are strictly prohibited.
It is strictly forbidden to smoke or vape (tobacco, cannabis or other) inside the unit, on the balconies, as well as in all common areas of the building.
Only one (1) pet (cat or dog) with a maximum weight of 50 lbs is allowed, subject to compliance with the building rules.

OPTIONAL SERVICES (Not included in the rent, subject to availability): Please note that the future tenant will have the option to add certain à la carte services through the building administration, subject to availability and at an additional cost: Indoor parking: Spaces available for rent (charging stations for electric vehicles also available as an option). Storage spaces: Private storage lockers. Hotel services: Hotel-style services exclusive to residents. Bicycle racks are also available to tenants in the basement on a first-come, first-served basis.
